Frank oversees all major capital improvements, casualty
losses, bulk purchasing, utility monitoring and the establishment of maintenance
systems, policies and training. Prior to joining Beacon, Frank was at The
Community Builders of Boston for 16 years, where he rose from maintenance
supervisor to portfolio manager and then to the director of maintenance and
asset preservation. Frank has completed various courses at the Boston
Architectural Center, the Boston College School of Management, and Northeastern
University. |

Jeff supervises the community operations and management of
the Beacon Communities portfolio. Beacon Residential Management has a staff in
excess of 350 employees, located in 7 states at 30 locations. Jeff has over 17
years of real estate management experience. Prior to joining Beacon, Jeff served
as a portfolio manager with The Community Builders of Boston, where he
supervised the management of residential portfolios in Massachusetts and
Pennsylvania. Jeff earned his BS from the University of Maryland. |

Matt is Regional Vice President for the conventional market
and tax credit communities at Beacon Residential Management. In this role, Matt
is responsible for managing the financial operations, following company and
government agency rules, regulations and guidelines, and maintaining the
physical condition and marketability of the portfolio of communities within a
multi-state region.
Matt graduated from the U. Air Force Academy in 1999
with a degree in Economics. He is also an alumnus of the University of Colorado
where he earned an MBA. Matt joined Beacon Residential Management in 2011.
Previously, Matt served as Assistant Vice President - Operations at Archstone.
Prior to working in real estate, Matt served in the U. Air Force as an
Operations Officer. |

Howard is the principal partner and responsible for
providing the strategic guidance for the company. Prior to joining Beacon in
1996, Howard provided legal counsel to real estate developers and public
agencies as a partner for fifteen years at the law firm Mintz, Levin, Cohn,
Ferris, Glovsky and Popeo, P.C. and as general counsel at the Massachusetts
Housing Finance Agency and the Cambridge Housing Authority. Howard received a BA
in economics from Washington University in St. Louis and a JD from Harvard Law
School.
Howard currently sits on the boards of the Massachusetts
Housing Investment Corporation and the Citizens' Housing and Planning
Association of Greater Boston. He serves as chairperson of the Board of the
Hebrew Rehabilitation Center for the Aged. Past associations include positions
on the Fannie Mae National Advisory Committee, the Fannie Mae Housing Impact
Committee, the Massachusetts Housing Finance Advisory Committee, and the U.
Senate Banking Committee Section 8 Portfolio Restructuring Working Group.

In his role as Development Director, Josh manages new
development projects. Before starting in his current position, Josh worked in
several different aspects of the real estate field, including construction,
architectural history, and historic preservation. Josh holds a B.A. in Ethics,

Prior to joining Beacon, Tim served as the chief financial
officer from December 2008 to March 2010 for Realty Financial Partners of
Wellesley, MA, where he was responsible for investor servicing, financial
reporting, and treasury management. From 1997 to 2008 Tim served in various
positions from staff accountant to tax manager (his final four years) for
Ercolini & Company LLP, a public accounting firm, where he worked closely
with many real estate companies, including Beacon Communities, in tax, audit,
and consulting functions. Tim is a licensed CPA having earned his license in
2000 and is a member of the Massachusetts Society of CPAs. Tim earned his BS in
business administration from Northeastern University in 1997. |

Mary Corthell is responsible for oversight of compliance
for all HUD programs, including Section 8, Section 236 and Rent Supplement, as
well as LIHTC and HOME throughout Beacon's portfolio. In addition, Ms. Corthell
is responsible for overseeing on-site monitoring, in-house compliance department
services and on-site audit reviews. She has 20 years of experience in the
multi-family housing industry. Ms. Corthell received her BA from the University
of Massachusetts at Amherst. |

John Elliott is the Regional Vice President overseeing
operations for the Hope VI communities in the Beacon portfolio. John began his
career with Beacon in 2002 as the Property Manager of the award winning Hope VI
community in Stamford, CT known as Southwood Square. In 2005, John was promoted
to Area Manager and had over site of all of Beacon's Hope VI communities in
Connecticut and Pennsylvania. In 2006, John was promoted to Regional Vice
President. He has been in the property management industry for 19 years and
holds the following professional designations: PHM (Certified Public Housing
Manager), COS (Certified Occupancy Specialist through NCHM, C6P through
Spectrum, and certified FHC (Fair Housing Coordinator). John earned his BA. from
Eastern Connecticut State University where he majored in Business Finance and
minored in Political Science. |

Mark is responsible for leading and overseeing the acquisitions and investment programs for Beacon Communities, including responsibility for acquisitions, investments, refinancing, and dispositions. Prior to joining Beacon, Mark served as Vice President of Stoughton-based Keith Properties, Inc., responsible for asset management, development, and project financing. Prior to Keith Properties, Mark was an Associate with General Catalyst Venture Partners, a Cambridge-based private-equity firm that invests in early-stage technology-focused companies. Mark is a Member of the Corporation of the Dedham Institution for Savings and is a member of the Board of Trustees and Finance Committee for the Dedham Country Day School. He chairs the Affordable Housing Subcommittee for the Greater Boston Real Estate Board’s Rental Housing Association and serves on the Board of Overseers Leadership Committee for the Boys & Girls Clubs of Boston. Mark received a Master of Business Administration from the Stephen M. Ross School of Business at the University of Michigan and a B.A. from Colgate University.

In her role as Director of Design Services for Beacon
Concepts LLC, Mercedes works closely with development companies, homeowners,
architects, and contractors to create integrated design concepts that offer
distinctive style and functionality while adhering to budget constraints.
Mercedes is involved with all aspects of building design for Beacon Communities’
new developments. Before joining Beacon, Mercedes worked as a designer of
high-end kitchens and bathrooms in the United States, and she has won a wide
range of awards in that field. Her work has been published in noted design
magazines and major trade publications. Mercedes received a Master’s degree in
Architecture, Design and Planning from the Universidad de Buenos Aires in 1992.
She is an Associate International Member of the AIA (American Institute of
Architects), and an active member of CPAU (Consejo Profesional de Arquitectura y
Urbanismo) of Buenos Aires. |

As President of Beacon Communities Development, Pam
oversees all the company's development projects. Prior to joining Beacon, Pam
was a senior real estate professional at Mintz, Levin, Cohn, Ferris, Glovsky and
Popeo, P.C. Before working at Mintz, Pam served as project manager for a number
of development companies. For fifteen years, Pam served as an elected official
on the board of the Brookline Housing Authority. She is a current member of
B'nai B’rith Housing New England, the Combined Jewish Philanthropies
Disabilities Housing Implementation Advisory Committee, and the Arc of Greater
Boston. She received a BA and MA in urban planning from the University of
Michigan Ann Arbor. |

David is responsible for securing development and permanent
debt and equity capital for Beacon's communities. In this role, he negotiates
with lenders and investors to structure funding arrangements necessary to
support the unique financial needs of each property. He works closely with
Beacon's development directors and accounting groups to create development
financial pro-formas and other financial analyses. A CPA with over 21 years of
real estate experience, David has previously served as managing director at
Cognetics Real Estate, vice president of acquisitions and portfolio management
at Liberty Real Estate, CFO of Liberty Properties, and assistant vice president
at Bank Boston's Real Estate Group. David holds a BA in political science from
Yale University and an MBA from Boston University. |

As Development Director, Darcy is responsible for the
management of the development process for Beacon Communities. Prior to joining
Beacon, Darcy served as the Director of Housing for the City of Cambridge,
Massachusetts from 2000 to 2004. Before working in Cambridge, Darcy was an
associate at Stockard Engler Brigham, a private consulting firm dedicated to
housing development and neighborhood revitalization. Earlier in her career,
Darcy worked in the field of international community development and education.
Darcy holds a BA in environmental studies and political science from the
University of Vermont and an MA in public policy with a concentration in urban
and environmental policy from Tufts University. Darcy is Co-Chair of the Program
Committee for the Urban Land Institute’s Boston Chapter and serves on the
national Multi-Family Council. |

David Joyner is The Regional Vice President for the
Multi-family, Affordable communities in the Beacon portfolio. David joined
Beacon in September 2010. Previously, Dave served as a Senior Asset Manager and
an Assistant Vice President at Boston Capital. Dave also served as Assistant
Director of Property Management with The Community Builders, Inc. He has been in
the property and asset management fields for over 22 years. David holds the
following professional designations (Housing Credit Certified Professional
(HCCP) though the National Association of Home Builders, C3P through Spectrum).
Dave earned his BA from Framingham State University and his MBA from the
University of Massachusetts, Boston. |

As Director of Acquisitions, Bryan’s role is to assist in
the sourcing, underwriting, due diligence, contract negotiations, and closing of
acquisitions for Beacon Communities. Prior to joining Beacon, Bryan served as
Vice President — Acquisitions at Water Street Investments, where he was
responsible for opportunistic acquisitions of multi family assets along the
eastern coast of the United States. Mr. Lee also brings 5 years of commercial
real estate appraisal and valuation experience to the Beacon team. Mr. Lee has a
Bachelor of Science in Finance from the University of Florida and a Masters of
Science in Real Estate Development (MSRED) from MIT. He is a Certified General
Real Estate Appraiser, a LEED AP, and a Licensed Real Estate Salesperson. He
currently assists in teaching ‘Real Estate Ventures: Contract Negotiations,’ a
course for Masters-degree candidates at MIT. |

Janice is responsible for the oversight of Leasing and
Marketing throughout Beacon's rental portfolio. She helps to ensure that all
communities maintain their goals for occupancy and that the standard of their
marketing and collaterals is the best in the industry. Janice coordinates all
community and business outreach efforts to increase awareness and expand leasing
opportunities. She works with interior designers and architects to create common
space that reflects the targeted population and to remain competitive with
marketing trends. Janice has been with Beacon for over 25 years and has
developed her career with the company. Janice earned her AS in legal studies
from Aquinas College and studied management and marketing at Suffolk
University. |

Realty and held previous positions in various areas of real estate accounting.

partner at the Boston law firm of Mintz, Levin, Cohn, Ferris, Glovsky, and
Popeo, P.C. In private practice, she specialized in representing developers and
owners in all aspects of the development, financing, and asset management of
multi-family housing. Kathleen received a BS from Cornell University and a JD
from Harvard Law School. |

Tom is responsible for developing a coordinated resident
services program across the portfolio, hiring and training of staff, and
providing oversight in building strong programs and networks to serve all Beacon

Builders of Boston, where he supervised resident services programs in 6 states.
Previously, he was an assistant dean at Holy Cross College, where he served as
director of multicultural affairs. Tom received a BA from Holy Cross College and
an MA in City Planning from MIT. |
